THE PLAN

OUR COMMITMENT TO BEVERLY HILLS

The improved 9600 Wilshire plan remains a predominantly residential, mixed-use rehabilitation of the historic 9600 Wilshire building and the surrounding parking lots. It continues to contain the same overall mix of uses but in response to public input has now been updated to include: 76 Residential Apartments, a Boutique Hotel, a Spa, a Social Club, approximately 64,000 square feet of Retail and Restaurant Space and approximately 45,000 square feet of Office space.

Before & After

We took photographs from the approximate location of signature elements of the project and show them here with illustrative renderings of the future condition.

Enduring public benefits

PUBLIC PARKING ENHANCEMENTS

Below grade parking will replace all of today’s surface lots and be served by new entrances and exits that minimize traffic disruption. 50 of the new parking spaces will be made available to local residents for overnight and weekend uses.

EXPANSIVE PUBLIC LANDSCAPING

Our landscape today does not reflect the quality of the neighborhood; it contains extensive surface parking lots and inconsistent tree coverage. Our plan will extend the tree canopy from the neighborhood to Wilshire Boulevard and add two beautiful public spaces that are pedestrian focused: the Via and the Terrace.

SUSTAINABILITY & WELLNESS

Our project engages responsibly with the environment and with the city’s requirements. Our plan includes native flora, reduced traffic impacts, managed material waste and emissions during construction and sustainability-oriented design.

Community Spaces

Substantial investment in publicly accessible open space will enhance the pedestrian experience and create continuity through the site. Public streets will receive a consistent tree canopy and enhanced street level planting. The project also includes the Via and the Terrace. The Via is a shared, tree-lined accessway, with cafes and boutiques on either side and generous sidewalks. The Terrace is a through block pedestrian paseo, with public art, seating spaces and neighborhood scaled retail.

Construction

The 9600 Wilshire includes world-class consultants with decades of experience in Beverly Hills. Our construction team is led by Matt Construction, one of the premier builders in Southern California. Throughout this process, we have focused on mitigating the impacts of construction. This is our responsibility to our neighbors and to ourselves – our West Coast flagship retail store sits within the larger specific plan area and will be operational throughout the construction process. We will move as quickly, quietly and cleanly as we reasonably can.

Parking & traffic

Traffic is our shared primary concern. We have spent time working with our neighbors, the City staff and our consultants to create a plan that better optimizes on-site and near-site traffic conditions in response to public comments on the initially submitted conceptual plan. Improved site circulation is described in more detail in the Evolution tab.
